Участок зели,на котором девелопер построил мой дом стоил $50К, ещо$95К была стоимость собственно строения.Через месяц после того как я все это купил за $1ч5К пришел билл на суплементал такс. $900 кажется.Огромные деньги по тем временам.
Естественно об этом мне ни один лендер и брокер не говорили. Налог приодит ПОСЛЕ покупки. Дело сделано, зачем им настораживать такой суммой покупателя. Они вообще многое не рассказывают,хоть и знают....Втюхивают с улыбкой..
На первы дом, которы я имела, не приходил никакои bill. Я все до копеики помню. Может в другом штате по другому.
Suplemental tax is a property Tax. Property tax is assessed by the government of the county in which the subject property is located upon resale, and based on the sales price, about 1% в год. County assessor's office. Платят его 2 раза в год.
Если нет дауна и кредит не очень, то в принципе, продавец может не дать финансирование. Всё зависит от его и вашей конкретной ситуации. Если у него нету других покупателей, а вы согласны ему заплатить цену что он хочет, он может на это пойти, ведь у него моргидж на ваш дом, то есть он его может забрать по закону назад если вы не платите. Но зачем ему эта головная боль, если у него есть другие, более квалифай покупатели?
А если нет, и он десперат вам продать и дать 100% финансирование, при не очень хорошей кредитной истории, то вам надо покопать поглубже, и решить стоит ли вам на это подписываться.

If the price is too attractive, it has to be too attractive for the other prospective buyers, too. It's called an open market. If he does not have an offers from others, he may be inclined to entertain an offer from a less-qualified prospect, even if it includes a 100% owners' financing, unless his own financing is necessary, because of the tax reasons, stated above.Originally Posted by Y.Gustov
