A rise in foreclosures does not necessarily mean a RE crash because foreclosures are not being sold much below market cost. High inventories combined with bank's unwillingness to hand out money like they used to might cause slumps in isolated markets, but what we have right now ... what is being ignored as far as I see by all the chicken-littles is the amount of investors - individuals who own more than one house and have various RE investments. These investors used to be the superwealthy, now its everyone and their mother. That is why no one is seeing more than 10% discounts in California. The banks are in the money making business, they are not about to sell their foreclosures 50% below market price just to move the property. That is why foreclosures has been a myth ... or I should say a lie... made by professionals selling their real estate services.Originally Posted by sharik
Я только об этом и говорю (10 лет+). Те кто покупает РЕ (не считая землю или new constructions) на короткое время не должен на многое расчитывать.Originally Posted by sharik

What is 8.6%? National average? Again, are tax savings, etc included in that calculation?Originally Posted by sharik
